Looking Back on 2018 - the Lorenz Consultancy's Year in Review

Despite Brexit, the Commercial Property market in Central London held up unbelievably in 2018, and proved a very successful and transformative year for The Lorenz Consultancy. Our Agency Department were involved in acquisitions and disposals, on a rent roll of £7.5 million per year, and our Professional Department were involved in £13 million worth of rental transactions, on a total area of some 175,000 sq ft.

After almost five decades of complex Landlord and Tenant Litigation arguments, with a strong bias towards Tenant Representation, we were astounded by the judgement that Landlord, Cavendish Hotel, could throw out their Tenant, S. Franses, who, for many years, had occupied a prime retail unit, under the Hotel on the corner of Jermyn Street and Duke Street St James.

Having handled all lettings and lease negotiations on the parade for the past 6 years, an existing tenant, Leto Café, wished to exit the premises early. We marketed the unit on a new lease, which led to a letting to Gregni London, at a rent of £85,000 pax.

What to do when there is no Schedule of Condition

In Dem-Master Demolition Ltd v Healthcare environmental services Ltd [2017] CSOH 14 the Outer House of the Court of Session considered the interpretation of the repairing clause in a commercial lease which referred to a photographic schedule of condition but the schedule of condition had never been prepared.
